Most of Greater Houston sits on clay that shrinks when it dries and swells when it rains, and that single fact shapes how a pool here should be engineered, drained, and built. Here is what the soil actually does, with sources, and what a well-built pool does about it.
What expansive clay actually does
USDA soil surveys map much of the metro onto clay series built for movement. The Lake Charles series that underlies Cypress and much of the west side runs 45 to 60 percent clay, with surface cracks that stay open for weeks in dry seasons and close again when the rains return. South of town, Pearland adds the Bernard series with a documented seasonal water table within two feet of the surface. Near the bay, soils grade into saline clays with water at or near grade. None of this is exotic. It is just the ground, and it moves on a seasonal clock.
What movement means for a pool shell
A pool is a rigid object in ground that changes shape twice a year. The answer is not hope, it is engineering: a steel cage and gunite shell designed per site, from soil behavior your engineer actually looked at, so the structure carries seasonal movement instead of cracking against it. This is the honest core of the gunite versus fiberglass decision in Houston: one shell type is engineered for your soil report, the other is engineered for a truck.
Why decks crack, and what prevents it
The flat concrete around a pool fails on clay more often than the pool does, because decks get poured like patios instead of designed like structures. On expansive soil a deck needs honest slope away from the house and the pool, area drains and swales sized for Gulf Coast rain, and joints placed where movement wants to happen anyway. Where the water goes is a design decision, and it is cheaper on paper than in demolition.
The water table question nobody likes to raise
Any empty shell in a high water table wants to float, concrete included. The difference is whether the builder planned for it: dewatering during excavation, hydrostatic relief where conditions call for it, and the honest instruction that a pool in ground like this does not get drained casually. If your lot is in one of the shallow-water-table areas, that conversation belongs in design, not in an emergency.
Questions to ask any builder about soil
- Who stamps the structural plan for my soil, and can I see it before I sign?
- What does the drainage plan look like, and where does roof and deck water actually go?
- Has anyone looked at my lot’s soil series, or is the steel schedule a template?
- What is the plan if excavation hits water?
