Houston Pool Building Questions, Answered

These are the questions Houston homeowners ask us before they build a pool, grouped by where you are in the decision: cost, design, what happens before construction, the build itself, and owning the pool afterward. Each answer is short on purpose and points to the page that covers it properly.

Cost

What a pool costs here, what moves the number, and how people pay for it.

What does a pool cost in Houston?

Houston-area builders that publish prices put most custom gunite pools between about $45,000 and $125,000 or more in 2026: roughly $45,000 to $65,000 for entry builds, $65,000 to $80,000 for mid-range pool and spa projects, and $80,000 and up with premium finishes and outdoor living. Astorga pool and spa packages start at $60,000. The sources, a same-yard budget comparison, and the drivers are in how much a pool costs in Houston.

What does a spa add to the cost of a pool?

More than one line. An attached spa brings its own structure, jets and a pump to drive them, a heater sized for it, and separate controls. That is why published Houston pricing puts pool and spa projects at roughly $65,000 to $125,000, against $45,000 to $65,000 for pool-only entry builds. Builders rarely publish a spa-only price, because the spa is built into the pool. Details are in what a pool with a spa costs in Houston.

What changes the price of a pool the most?

Size and perimeter, then the spa decision, the interior finish, and how much decking you add. After that it is the lot: machine access, clay soil, drainage, and utilities. Two pools described in the same words can price very differently because of what is under and around them. The full list is in the cost guide.

Can a pool project be financed?

Many pool projects are financed, but through a lender, not through the builder. Homeowners typically look at their own bank or credit union, home equity, or a lender that focuses on home improvement. Astorga is not a lender. We are working to provide financing options through independent third-party providers, and financing may be available for qualified homeowners. Rates, terms, and approval always come from the lender, never from us. Our financing page explains how it works and what to ask.

Design

Size, shape, depth, and the features that decide how the pool gets used.

What size pool will fit in my yard?

Whatever fits in the buildable area, which is smaller than the lot. Setbacks, easements, the equipment pad, decking, drainage, and machine access all take their share first. Your survey answers most of it. What size pool fits my backyard walks through how to measure it yourself.

Can I add a tanning ledge?

Yes, and on family pools the entry area is often the most-used part of the water. A tanning ledge is a wide shallow shelf about 9 to 18 inches deep for loungers, kids, and cooling off. It adds surface area and cost, and on a small lot it competes with swimming room, so treat it as a real decision and not a free extra. It is one of the choices covered on our custom pools page.

How deep should a pool be?

Depth follows use. A pool built for standing around in with friends is a different structure from one built to dive into. It is worth asking honestly how often anyone will use a deep end before paying to dig one. Tell us how you will actually use the water and the depth profile follows from that. See the choices that make a pool custom.

Can a small backyard fit a pool?

Often, yes. Inner-loop yards, patio-home lots, and townhome-adjacent backyards that cannot take a full-size pool can usually take a plunge or cocktail pool, where the water becomes the centerpiece of the courtyard instead of a squeezed-in rectangle. The deciding factors are the buildable area left after setbacks and easements, where the equipment goes, and whether a machine can reach the yard. See small and plunge pools in Houston.

Should I choose gunite or fiberglass?

Fiberglass installs faster and comes in fixed factory shapes and sizes. Gunite is built in place, so the shape, depth, ledges, and spa are designed for your lot, and it handles Houston’s expansive clay well when it is properly engineered. We build gunite because our work is custom design. The honest comparison, including where fiberglass wins, is in gunite vs. fiberglass for Houston homes.

Before construction

Approvals, paperwork, and what to pin down before you sign anything.

Do I need HOA approval to build a pool?

If your neighborhood has an architectural review committee, yes, and before construction starts. Review in Houston-area master-planned communities commonly takes about 30 days, and some published windows run to 30 business days, so it sits on the critical path. We prepare the submission as part of the project. Who approves what is in Houston pool permits and HOA approvals.

Who handles the pool permits?

Your builder should. We prepare and sequence the permit applications and the HOA submission as part of the project, and we track them and report weekly. Which office issues the permit depends on your parcel, not your mailing address: a city building department, a county engineer, or in some unincorporated areas only your HOA and a floodplain check. Approval timelines belong to those authorities, so we set expectations instead of promising dates. See how the process runs.

What should be included in a pool quote?

Engineered plans, permit and HOA responsibility, every construction phase by name, equipment by model, the finish, tile, coping, and decking by product, the electrical scope, and startup. Then the part that matters most: written exclusions. A quote that does not say what it leaves out is not finished. The line-by-line version is in what a Houston pool quote should include.

What should I know before signing a pool contract?

That the design is finished, the scope is in writing, and the exclusions are written down next to the inclusions. Equipment should be named by model. Site conditions nobody can see yet should be handled as documented allowances, not left to be billed later. Any change after signing should happen in writing, with a price, before the work. How to compare pool builder proposals gives you a line-by-line rubric to hold every builder to, including us.

Construction

How long it takes, what comes first, and what it does to the yard.

How long does it take to build a pool in Houston?

Published Houston-area builder timelines for a custom gunite pool generally run about 8 to 16 weeks from contract to first swim, with permitting and HOA review taking roughly 1 to 4 weeks ahead of construction. Those are market figures, not an Astorga promise. We do not quote guaranteed durations, because weather, inspections, and review calendars are not ours to control. Ask any builder which day their clock starts. More in how long a pool takes in Houston.

What happens before excavation?

Most of the project, on paper. A site walk, then the design for your specific lot, then structural engineering for Houston soils, then the permit applications and the HOA submission. You approve the design and the written scope, and you review the final engineered plan. Digging gets scheduled after that. The six phases show what you decide at each step.

What can delay pool construction?

Rain pauses excavation, gunite, and decking, and Houston gets real rain. Permit and HOA review run on their own calendars. Inspections have to be scheduled, materials have lead times, and late selections hold up the trades waiting on them. The one delay you control is decisions: choosing finishes on time is the biggest lever a homeowner has. The best time to build a pool in Houston covers how the season plays into it.

What happens to my yard during construction?

It becomes a job site for a while. Machines need a path to the backyard, roughly 8 feet wide for a standard excavator, and the lawn and irrigation along that path take wear. Excavated dirt has to be hauled off. Ask every builder how access, haul-off, fencing, and landscape repair are handled, because those are among the items most often left out of a quote. We put them in writing either way. See what a pool quote should include.

What does pool maintenance cost in Houston?

National cost guides such as Angi put routine upkeep in the low hundreds of dollars a month, depending on whether you hire weekly service or do it yourself. We do not print a tighter number than the sources support. What matters more is that much of the running cost is decided at design: the pump, the sanitation system, the finish, and the heater. The drivers are laid out in what it costs to maintain a pool in Houston.

How often does pool equipment need service?

Routine care is weekly chemistry and cleaning, seasonal equipment checks, and periodic filter service, done by you or by a service company. The exact intervals depend on the equipment, so follow the manufacturer’s schedule for your models. That is one reason we list equipment by model and hand over the documentation at startup. More in the maintenance cost guide.

What should I expect after startup?

A handover, not a disappearance. At startup we balance the water, configure the equipment and automation, and walk you through the whole system. The first weeks follow a care schedule set by how the interior finish cures, and we explain it. After that you get documentation and warranty registrations, and the same point of contact you have had since the first site walk. Phases five and six of the process cover it.

A question that is not here

Ask it. The inquiry form goes to the people who would walk your yard, and a question about your own lot usually gets a better answer than a general one. If it turns out we are not the right fit, we will say so.
